Rental
Payment: At the time of placing your reservation, a partial
pre-payment is required to confirm your reservation. VISA and
MasterCard is accepted for this initial payment. The rental balance,
taxes and fees are due at time of check-in. We do accept personal
checks, however, a credit card imprint will be required at check
in for any damages to your rental home.
Security
Deposit: Is required at check-in and must be credit card imprint
(authorization only). No checks accepted. The security deposit
due is an authorization only (hold) on a credit card depending
on the property. The authorization will be released 7 to 10 days
of the departure date, provided keys are returned to the office
and there is no breakage or damage to the premises and/or contents,
outstanding long distance telephone charges, or cleaning costs,
other than those normally incurred in connection with the occupancy
of the premises. Guests acknowledge Graeagle Meadows authority
to charge Guests Credit Card for damage to the unit occupied by
the Guests. Each Guest will be financially responsible for damage
done to the property beyond normal wear and tear. If there is
damage to the property after the Guests departure, the Guest will
be notified of any excessive cleaning needed or damages made and
the amount will be charged to their credit card.
Cancellation
Policy: Cancellations made 30 days prior to arrival will receive
refund on pre-paid rent minus a cancellation fee of $25.00. Cancellations
made within 30 days of arrival will forfeit pre-paid rent, however,
if we are able to re-rent your vacation home for the time period
you have reserved or if you are able to schedule your vacation
within the calendar year for the same number of days, pre-paid
rent will be returned or applied to your new reservation.
Accommodations:
You are renting a privately owned home or townhome. It has been
decorated and equipped to satisfy the particular taste and desires
of the owner. All rental homes are fully furnished and equipped
with cooking utensils, dishes, towels, linens, TV, VCRs, BBQs,
along with paper products and soap. There is no daily maid service.
Every effort is made to maintain the accommodations in good repair.
Please report any repairs to us immediately and we will correct
it as quickly as possible; however no refunds will be given for
appliance failure or other circumstances beyond our control. Under
no circumstances should any items in the property be transferred
to another property. Please be considerate of the belongings of
the owner and to the people who will be renting the property after
you. The Graeagle Meadows development is within walking distance
to the golf course and clubhouse.
Substitution:
When a reservation is confirmed a property will be assigned,
however, no property request is guaranteed. We reserve the right
to substitute comparable accommodations without notice or liability
in the event of a sale of the rental property or if the property
becomes unavailable. In these rare instances we will try to notify
you of the change.
Smoking:
All of our rental properties are non-smoking. Failure to obey
this rule could result in a charge to your credit card.
Telephones: Telephones are furnished in all our rental homes for
local calls only. All long distance calls must be made with a
credit card or calling card. Guests will be responsible for any
long distance calls billed to owner and guest will be charged
on their credit card plus a $20.00 service charge
Pets:
Please note that a majority of our homes do no allow pets. A non-refundable
pet fee of $75.00 will be charged for vacation homes that do allow
pets. There is a no pet policy within the Graeagle Meadows development.
A pet found in a no-pet home will cause forfeiture of entire rent
and eviction.
Listings & Pricing: Information regarding the rental homes
is believed to be accurate but cannot be guaranteed. We have made
every effort that all the information onour website and brochure
is current and accurate. The possibility of errors and omissions
exists. We will be happy to confirm all data or answer any questions
you may have prior to booking your reservation. Prices are subject
to change without notice. Our properties have a
two-night minimum stay. Minimum night requirements may vary for
holidays. There is no refund for early departure.
Keys:
All keys must be returned to the office at check-out. As these
are privately owned properties, guests are responsible for lost
keys. A $25.00 service fee will be charged to your credit card
if keys are lost or should Graeagle Meadows be called after hours
to unlock a home due to a guest being locked out.
Lost and Found: Graeagle Meadows is not responsible for
items left behind. A $15.00 service charge plus shipping are required
if you request Graeagle Meadows to pick up and mail items back
to you.
Parking:
Please be courteous to your neighbor and park in your designated
parking space.
Telephones: Only local calls. Please use a credit card
for all long distance calls.
Housekeeping: Your unit will be cleaned at the time of
check-out. If you wish daily maid service, it is available at
$20.00 per hour. Please contact the office to arrange for this
service.
Check-Out
Time: 11:00 a.m. This allows our cleaning staff adequate time
to clean all units before the afternoon check-in.

About Our
Townhomes: The townhome you are staying in is privately owned
and has been made available for rental through the owner. We appreciate
you caring for the home as it was your own. Since each unit is
owned separately, please do not remove anything from one unit
and take it to another.
Please do not dispose of paper towels, diapers, sanitary napkins
or related objects in the toilets. We are connected to a master
septic system, which will not accept such items.
Please use the dumpsters to dispose of normal trash. Separate
recycle bins are located near the maintenance shop and in front
of unit 92 for glass, plastic, aluminum and tin cans. Cardboard
and newspapers may be placed next to (but not in) these receptacles.
The maintenance staff will dispose of them.
Please operate the washing machine and dishwasher with only full
loads.
Unit for Sale: In the event that the property you are renting
is on the market, we may need to show the property during your
stay. We will make every effort to schedule the showing at a convenient
time.
